Flagged risky clauses in Mexican presale contracts before signing. Built to surface what standard legal review either misses or does not flag loudly enough.
Built real occupancy and income projections, killed "guaranteed income" assumptions. Replaced developer narrative with supply-and-demand math.
These tools did real work. They are not gone. They are being rebuilt — on a data layer that didn't exist when they were first built.

Q Roo property database by zone, typology, delivery stage, and price band. Every archetype the Reality Filter runs against comes from this dataset — not public portals.
What buyers say about each zone when nobody is selling to them. Reddit threads, YouTube comments, forums. Scraped, structured, and mapped by neighborhood.
Real inbound demand: zone, sub-zone, budget range, typology, intent. 13 per day on average. The gap between what's offered and what's actually wanted — made visible.
The tools are built on top of this. That's why they work differently from anything running on public data.
Every recommendation comes with the documented filter logic and discard reasons. Not a black-box score — a decision you can read and verify.
Tools run against proprietary Q Roo datasets, not public training sets. The market reality we observe is what feeds the analysis — not what's publicly available.
